The real estate data for 2014 is compiled and it was an interesting year for our mountain home sales. The market started off lethargic with a plateau in selling prices; however, during summer there was a surge in North Tahoe’s market. Selling prices for cabins jumped an additional 13% even though the number of cabins sold fell from the prior year. [Interestingly, condo prices did not rise concurrently.] The chart below is from Tahoe Donner’s data and is a snapshot of the entire North Tahoe region.

 It is too early to get a sense for 2015’s market values even though standard loan rates remain below 4%. However, no one will be surprised if prices continue upwards. [We have reached 2004 prices, but are off the highs of 2006.]

Although this is deep into winter, most outdoor activities have been curtailed once again such as snowmobiling, cross country skiing, and snowshoeing. However, the peaks along the Sierra Crest received enough snow in early December to allow for enjoyable downhilling.

Frankly, I have had a good time skiing at Squaw since there is enough snow above 7000’ to cover most rocks.

 This is the fourth consecutive low snow winter which is unusual, and was last experienced 1987-92. We continue to expect warm temperatures and little snow on the ground for the next two weeks. Anyone for a good hike?

 There could be a wet pattern developing in February.
